It’s true that there’s little time to waste during an open home viewing. But spending a few minutes outside to look at the place you’re about to enter can really help you to get a strong initial impression. 

Be critical about how it looks from across the street. Does the roof look secure? Are the exteriors clean and well maintained? Is there a large tree on the sidewalk that’ll block the sun during Summer cookouts? 

Exploring the local area 

Take a stroll around the neighborhood and get a much deeper look at what life in that area will be like. Listen out for what people say, make a mental note of the local businesses and eateries. Get a general feel for the community as a whole? Is it friendly but quiet? Busy and loud? Are you going to enjoy everyday life here? 

Asking the best questions 

As long as you’re polite and keep it relevant, a realtor knows you’re going to have questions. Don’t be afraid to ask about why the sellers are leaving, and how long they’ve lived at the place you’re considering. 

Questions like these offer a better idea of the seller’s personal situation and can help you to form a better understanding of what you’ll need to do in order to get this home for yourself. 

Ask what the seller wants in a potential buyer. The answer may surprise you, as not everyone puts the price tag as their main priority.

Using your imagination 

Exploring a home that’s currently lived in can distort your perspective. Yes, the current decor is always going to be one of the first things you notice during a viewing, but are you able to look beyond that? 

Try to see the potential within that space, instead of what it currently looks like. How much space is available? What would you do differently? Are you seeing some clear images in terms of style and opportunities to make this place your very own? 

Checking the fundamentals of the home 

Now it’s time to put imagination to one side and get to grips with the basics of a home. After all, you want to buy a home with strong foundations that are built to last. 

Ask about the wiring of the home, check the fuse boxes, and inquire about the last time it was professionally checked for safety. Discuss the roofing, guttering, and piping. Check the water pressure in the faucets. Inspect rooms for large cracks in the corners. Dedicate time to the basics and save yourself a lot of future stress.
